How Much Data Does It Take to Truly Understand a Property Market? Market knowledge is built through real activity, accumulated information and the ability to connect the two. Understanding a property market means more than monitoring properties advertised online, comparing asking prices or periodically reviewing published statistics. It means being actively involved in the market, following its dynamics and accumulating a significant body of information from real situations over time. That is why, when we talk about local knowledge, experience and analytical capability, we are not referring only to the number of years we have been operating. We are also referring to the data and experience we have collected, organised and compared year after year. Since 2014, when our CRM became fully operational after being developed and customised around our specific business needs, our activity has generated a substantial body of information that has become one of the tools we use to analyse the market and support our decisions. Over this period, we have interacted with more than 12,000 individuals and organisations, considered more than 3,000 properties — including properties assessed, negotiated, acquired, marketed or rejected because they did not fit our evaluations and strategy — and managed more than 17,000 appointments, covering viewings, meetings, negotiations and activities related to contract management. These figures are complemented by the site inspections carried out to assess, acquire and present properties, inspections conducted alongside surveyors and other technical professionals, meetings with owners and buyers, and the many activities that take place before and after a transaction. During the same period, we have also worked professionally with more than 2,000 industry operators and professionals: surveyors, notaries, consultants, financial institutions, companies and other specialists involved in the property market in different capacities. These figures are not simply a record of activity. Behind every contact, property, appointment and professional relationship lies information. More importantly, when that information is collected and connected over time, it generates further data — including more sensitive internal insights — allowing us to develop statistics, comparisons, analyses, reports and market observations on changing trends and the behaviour of supply and demand. This includes information on buyer requirements, the features most frequently sought, time on the market, asking prices and actual negotiated prices, the reasons why negotiations succeed or break down, difficulties encountered during transactions, the types of properties attracting the strongest demand and the way market requirements evolve. The value, therefore, is not simply the volume of information, but what can be learned from it when it is properly organised and analysed over time: measurable patterns, emerging trends and a clearer understanding of how the market is changing. Not all of this information can be reduced to a simple table. Much of it comes from direct experience, daily professional exchange and the ability to connect data points that may initially appear unrelated. It is this combination — structured through our CRM and complemented by the experience of the people within our organisation — that allows us to develop analysis and assessments from a broader perspective than simply observing the properties currently advertised on the market. Of course, internal data cannot replace official statistics or research produced by specialised institutions and market organisations. That is why we consider it essential to continually compare our own experience with developments beyond our immediate local market. This is where the partnerships we have built over the years become particularly valuable. These long-standing relationships are not occasional collaborations, but established professional connections based on continuous exchange with organisations operating on a national scale. Our collaboration with L'IMMOBILIARE.COM, whose origins date back to 1965 and which today operates through a network of professionals across Italy, has given us more than a decade of exposure to market dynamics, experiences and professionals extending beyond our own territory. Likewise, our more than ten-year partnership with UniCredit Real Estate Services S.p.A. provides another perspective on the property market through interaction with an organisation operating nationally, as well as access to information, analysis and assessments that broaden our understanding of market developments. Market knowledge, therefore, is not an abstract concept. It is the result of years of activity, thousands of interactions, thousands of properties observed, thousands of appointments, hundreds of professionals encountered and a constantly evolving body of information that is continually compared with developments in the national and international markets. Together with the expertise of our people and the tools we have developed over time, this knowledge means that we approach every new mandate not from zero, but from a foundation built through years of real market experience. Agenzia Immobiliare Tognazzi Local Knowledge. Organisation. International Vision. Experience is not simply the number of years spent in the market. It is everything we have learned, analysed and built during those years.
