TOGNAZZI REAL ESTATE ECONOMICS | ECB: Interest Rates Unchanged, but Leadership Changes at the European Central Bank The European Central Bank’s meeting on Thursday, 29 October, ended with a decision widely anticipated by the markets: interest rates remained unchanged. Current levels were maintained, with no immediate adjustments. The deposit facility rate remains at 2.50%, the main refinancing operations rate at 2.65% and the marginal lending facility rate at 2.90%. For the mortgage and credit markets, at least for now, the overall financing environment therefore remains unchanged. The decision comes at a time of continued economic uncertainty. On the one hand, inflation and pressure on energy prices remain areas of concern. On the other, borrowing costs and financing conditions continue to affect economic growth and the spending power of households and businesses. The ECB reiterated that it will continue to assess incoming economic data, leaving the door open to further action in the coming months. However, the most significant development at the meeting came from Christine Lagarde herself. The ECB President announced that she will leave office on 7 February 2027, several months ahead of the scheduled end of her term in October of the same year. Lagarde explained that she wished to have greater freedom of expression and to be able to speak out on issues beyond monetary policy, without the neutrality constraints associated with her current position. A new chapter is therefore beginning for the European Central Bank, with the process of selecting her successor now under way. It will be interesting to see who takes the helm and what direction they set for European monetary policy in the years ahead. For households and the property market, however, the immediate message is relatively straightforward: interest rates remain unchanged, with no further increase in borrowing costs. This provides a reasonably favourable backdrop for those considering a property purchase or financing, although the ECB’s next decisions will be worth watching closely, particularly given ongoing inflationary pressures and economic uncertainty. Attention will now turn to the ECB’s next monetary policy meeting, while the question of Christine Lagarde’s successor remains open. The next meeting is scheduled for Thursday, 17 December 2026, when the Governing Council will once again assess economic developments and decide whether to maintain current interest rate levels or make further adjustments. |
